About Rowlett

The first post office in Rowlett opened up on April 5, 1880. The railroad reached Rowlett in 1889. By the early 1900's, Rowlett was a thriving community, with many stores and services. Rowlett today contains over 55,000 people. The largest recent transformations is the completion of the PGBT, which created direct access to downtown Rowlett, and the DART station, which is adjacent to downtown. The Rowlett Dart station is the terminus of the Green Line, therefore has strong ridership counts and funnels people to downtown. Today, Downtown is active with new projects, including the Village of Rowlett, a $30 million mixed-use project, and the Bankhead Brewery.

Merchandising Strategy

Authentic places require thoughtful coordination of the tenant mix.
Destination Restaurants
High quality restaurants are at the core of every active downtown. Our focus is on eclectic restaurants that can compliment the historic core, but are progressive enough to cater to the regional workforce, residents and DART commuters.
Independent coffee shops and made to order breakfast concepts create a local flavor and often serve a neglected day part that can create a morning vibrancy and serve as an impromptu meeting place for local workers.
Boutique Retail
Success in active downtowns, often involve unique retailers. We are seeking best in class retail shops that have regional appeal and tailor to local needs and wants.
Unique Services
Services are critical to delivering experience and daily needs. We are seeking best-in-class operators that have superior customer service as the core value and can cater to the needs of the local customer base.
